We have already recommended him to friends looking to buy a new home, and will continue to recommend him to others. He was focused and responsive, and very pleasant to work with--even working with us to place an offer over a weekend while we were traveling internationally. Once we found the home that we loved and wanted to make an offer, Pat gave us great advice on when to place our initial bid and how to put our bid together. As a result, the process was efficient and productive. We got our home at a price we felt comfortable with and have been happy living in it after moving in a few months ago. Pat was also very helpful with items after the initial sale, such as coordinating the inspection and recommending contractors to help us with jobs around our new home. “Patrick sold my house in Berkley in March of 2015. My house was nicely updated but admittedly a little odd layout-wise. I had my doubts about pricing and was generally insecure about how quickly the house would sell in general. Pat was forthcoming about the house's shortcomings, but he did a great job at highlighting the traits that compensated for them. Patrick talked me through what small improvements I could make but he also correctly steered me away from some costly updates I was contemplating. He followed the local market right up until we listed and he set a price that I would never have dared to ask. He saw that the market had taken a drastic turn for the positive in our area and he had moreconfidence in our home than I did! In the end, he was spot on. He read the market correctly and based his pricing on the recent comps. We had two offers in the very first week. He helped us weigh the pros and cons of both, and we ended up with a great buyer and a great profit in the end. From there he and the buyer's agent worked exceptionally well together and it was just a wonderful experience from beginning to end. “If you're looking for a home in the Ann Arbor area, you want Patrick McCauley, period. Easygoing, honest, plainspoken, friendly, no-pressure, and totally knowledgeable. He has lived in the area his entire life, knows historic homes in particular (he literally wrote the book) and from his twenty years of contracting and of restoring houses, he can answer general questions about a home's structural issues, heating/cooling, plumbing, etc. And if you need someone to paint, do the floors, or replace or redo anything, he knows someone who can do it, and the odds are he has worked with them directly. He keeps his cool if negotiations get tricky, always has his paperwork in order, and delivers superb customer service. He'll keep showing you homes till you find the right one (though his sense of what you want is so sharp, you probably won't look long), and long after closing he will continue to help with finding that carpenter, that plumber or that arborist. He's a real gentleman and also very amusing, and there is never the slightest sense that he is pushing or being anything less than perfectly honest about a house or a deal.”

“Pat was our agent when we decided to buy a house in Ann Arbor. We were living in the Bay Area at the time, so the logistics were a little bit complicated. We contacted a few other local real estate agents based on recommendations from friends and family, but they didn't seem that interested in working with us.Pat was completely different. He immediately responded to our every need and request. We made plans to come into town and look at houses, and he blocked off entire days to go through our list with us and accommodate our limited time. At every stage of the process he helped us understand the available options, come up with a plan, and execute on that plan. Everything he said he would do he followed through on impeccably. There was not a single time when I wished he would be more prompt or responsive, or when I felt like he wasn't working as hard as possible on our behalf. And he took as long as it needed to explain each aspect of the process to us until we were completely comfortable with each step.I could go on and on, but I'll limit myself to a few more important observations. One is that Pat gave the impression of complete honesty and integrity, and I never worried that he didn't have our best interests in mind. Second, Pat was very knowledgeable about the local market, as all agents should be, but also about the physical condition of the houses themselves. His experience building and restoring houses has given him a keen eye for detail and value that helped us make good decisions. Finally, Pat recognized times when alternative perspectives might be valuable (designing the offer, post-acceptance negotiations about repairs, contract language, etc.) and was always quick to run ideas by other folks at Reinhart with more experience. Consequently, I never felt like he was out of his depth in any aspect of the process.In summary, I highly recommend Pat to anyone looking for an honest, dedicated and savvy real estate agent.
