The house did look like a foreclosure after a year. The renter destroyed the house, walked away and took all their belongs. We knew that we need to fixed the house and put it back on the market. But, being out of state, we didn’t know how to handle the situation; it was a stuff decision. We either have to sell it “as it is” with a lost or fix it and make a profit. We decided to call James Balk. We worked with him previously. He made himself available to meet us when we will come in Michigan to see the house.We discussed all the situation. We found out that we will need to go to the eviction process even though the renters had left the house already. James offers to help us during this process. He put us in contact with a Real Estate Attorney to start the eviction process, meet with some contractors that will give us an estimate for the repairs. Once we got possession of the house, James agree to be our eyes by following the repairs and coordinate with the contractors. We didn’t have to come back in Michigan even once. James was giving us update on the work in progress on a regular basis. The repairs took 3 weeks. He made sure that the house was ready for sale like it was his own house. James put the house on the market around July 12; he scheduled an open house on the following weekend on July 20 and July 21. On Monday July 22 after the open house we had 3 offers and accept the full offer price. He handles all closing paper, double check the buyer information to make sure they will close. On August 26, we received our check on the mail after the closing.This was a great experience after what we had been through with those renters. The real estate business is very interesting but you must surround yourself with great and professional people like James Balk.Thank you again James !”
