These are two of the most widely used valuation tools shown on many web sites. Each uses public records data, typically 4-8 months behind the most current market data. They are useful for general market trending but since they do not account for many of the unique details of each home or the current changing market, they may not reflect what your home is actually worth and should not be relied upon for specific valuations for a home sale or refinance. For example; Zillow shows that 56% of their valuations are within in a range 10% above or 10% below the actual value for the Detroit area. In todays market, homes are typically selling within 5% of their asking price, on average, Zillow will miss that level of accuracy more than 70% of the time.
